What grants are available for first home buyers in Australia?

Quite a few — and most buyers don’t realise they qualify for more than one. The big ones are the $30,000 First Home Owner Grant (QLD) for new builds under $750k, Stamp Duty concessions (often saving $10–20k), the First Home Guarantee (buy with 5% deposit, no LMI), the Family Home Guarantee (single parents, 2% deposit), and the First Home Super Saver Scheme. We map every one you’re eligible for in your free consult.

How much deposit do I need to buy my first home?

As little as 2% under the Family Home Guarantee (for eligible single parents), or 5% under the First Home Guarantee — both without Lenders Mortgage Insurance. Outside the schemes, most major lenders will look at 5–10% deposits for new-build construction loans. Saving 20% isn’t a prerequisite anymore.

What is the First Home Owner Grant (FHOG)?

A government grant that helps eligible first-time buyers purchase or build a new home. In Queensland it’s currently $30,000 for new builds under $750k. You must be an Australian citizen or permanent resident, 18+, and not have previously owned property or received the grant in any state. We confirm eligibility and lodge the application on your behalf.

Can I buy a home while I’m still renting?

Absolutely — most of our clients do. Your rental history doesn’t hurt your borrowing capacity; in fact, lenders treat consistent rent payments as evidence you can service a mortgage. If you choose to build, we can also help cover your rent during construction so you’re not paying for two homes at once.

What is the First Home Guarantee scheme?

A federal program that lets eligible first-home buyers purchase with just a 5% deposit and no Lenders Mortgage Insurance — the government effectively guarantees the rest. There’s an income cap ($125k single / $200k couple) and a property price cap that varies by region. We check your eligibility in minutes.

Do I need to pay Lenders Mortgage Insurance (LMI)?

Only if you’re borrowing more than 80% LVR and not using a government guarantee scheme. Under the First Home Guarantee and Family Home Guarantee, LMI is waived entirely — saving the average first-home buyer $10,000–$25,000. We’ll always present the options with and without LMI so you can compare like-for-like.
